If you do decide to instruct Access Builders & Loft Conversions LTD for your home improvement project, you’ll be taken through 6 simple stages:

1. Site Survey

Firstly, John the proprietor will visit your home to carry out a free site survey. Here, he can advise you on the type of home extension and loft conversion that is feasible for your home. This will also give John an opportunity to take the essential measurements required to give you an accurate estimate. The initial appointment can last up to an hour depending on the project requirements. This might seem like a long time, but it is necessary to ensure that all relevant information is taken.

If you are having a loft conversion the appointment will include an accurate survey of the loft space and the rooms below taking into account such detail as window placement, staircase positioning and electrical and plumbing requirements.

Likewise, with regards to an extension, room configuration will be taken into account along with functional viability of the extension and drainage and footing issues. In both cases it will give you an opportunity to discuss your visions and expectations with John has a vast knowledge and experience of loft conversions and the building industry and will be able to offer advice on any construction matter.

2. Contract

Once you are happy with your quote, a contract is drawn up and signed. , which will be posted out to your home address.

We will agree to complete your building project at the stated quotation price. Finally we will draw up a payment schedule so that both parties are clear when payments are to be made and received. It’s all there in writing and we will deliver.

3. Design and Planning Process

If required, our architect will visit your home to complete a survey and produce a set of plans. We can also help with structural calculations and building control. We can even submit your plans under permitted development or full planning. Access Builders do all the hard work and get all the permissions you need in place.

4. Party Wall Agreement

A party wall agreement is required if your home has a wall that is connected to another property on either side. It is the responsibility of the client to inform their neighbour of the proposed works using a party wall notice form at least two calendar months before the start of the build. At Access Builders, we can provide advice on this process and if necessary put you in touch with one of our certified Party Wall Surveyors.

5. Build

Once the planning is done and the permitted development is gained, the actual construction of your home extension can begin.

A typical home extension takes 10 weeks to complete while a loft conversion takes anything from 4 – 6 weeks depending on the specification. During the build John will be on site to project manage the build from start to finish.
